The property complex is located in a village called Cupiano, one kilometre from Passignano, on hill which offers breath-taking views of Lake Trasimeno. The view is truly unique when the sun sets over the lake.

This is one of the few places left in Umbria from where you can fully appreciate the beauty of the lake. Casale Cupiano will nestle deep in a natural setting, and will respect the characteristic features of the area, while at the same time benefiting from all modern conveniences.

This exclusive residence will include a main house, guest annex and a swimming pool.

The farmhouse will have three floors. The basement will have a wine cellar, laundry room and garage; moving up to the ground floor there will be a large living room with a central fireplace which will be made from material recovered from the rebuilding process, the kitchen, a bedroom and a bathroom. On the first floor there will be two spacious bedrooms with en suite bathrooms. The property will be completed by the annex, which will have a single floor and house a living room with kitchen, a bathroom and two bedrooms with en suite bathrooms.

Only the most prestigious material will be used in the construction process, with flooring in travertine, oak parquet, original terracotta, and Carrara marble, while there will be oak fittings, and bathrooms equipped with all the latest devices.

The whole property is fitted ready for the installation of air conditioning, and will have a WiFi system and underfloor heating.

The surrounding land extends to around 15 hectares, with rows of lavender, formal gardens, olive trees and woodland.

The pool will face the shores of Lake Trasimeno, with three of the sides in infinity style, with waterfalls which feel as if they are falling into the soft Umbrian hills.

Wood and iron pergolas will complete the property, and a majestic fountain will be set on the eastern side of the main residence.

A well to service the entire property is included.

Historical notes on Passignano

Passignano is a small village that rises from the shores of Lake Trasimeno and is reflected in its gentle waters. The town, which flourished in the 16th century, is based around the charming medieval centre – although its roots go back far further – and is dominated by the Rocca castle.

The ancient heart of Passignano is ringed by medieval walls with three gateways, Castello, Torri and Torrioni, that bear witness to the transformation of what had been a small farming village in Roman times into a castle and fortress in the Middle Ages. The Rocca also houses a boat museum, with boats used on Italian inland waterways.  Passignano’s history spans two thousand years before it became part of the Grand Duchy of Tuscany in 1643; it then shared the fate of that region until it was incorporated into the Kingdom of Italy in 1860.

The islands

Ferries leave from the pier at Passignano to the islands in Lake Trasimeno, Polvese and Maggiore.
Castel Rigone, Col Piccione, Le Crete, Pischiello, San Donato and San Vito are all villages in the area.
